I downloaded http://powerquality.eaton.com/Support/Software-Drivers/Downloads/lansafe5.asp 


UPSdriver_222.exe for x64 Windows 
Lansafe 513 for Windows Winx64 


I set the serial communications on Com1 to 1200 8 1 none 
Loaded the driver onto my Server 2008 R2 x64 system 
Then loaded the Lansafe software 


And my UPS is now working with the server fully !
